Gensler won the design competition for the conversion of this eight-story, 1960s-era mediocre property into a world-class space able to attract a leading law firm as a key tenant. Improvements included adding a new floor to provide group conference space, upgrading the building’s façade, reconfiguring the floor plan to increase efficiency, and incorporating new retail sites for a mixed-use base. A reconfigured deck off the café provides dramatic views to the White House and the Mall, while the pedestrian experience is enhanced with two-story bay. The result is a sleek, modern exterior that transforms the entire block.
