Defining Trophy Office Buildings Through Data
What We Did
In the wake of a shifting office market, developers and tenants alike are asking a central question: What makes an office building truly best in class? Top-tier office space — often called “trophy class” — commands the highest rents and attracts the most consistent occupancy. Yet, despite widespread use of the term, there has been no shared, data-backed definition of what qualifies as trophy class. To address that research gap, we developed a flexible, graphic-driven scorecard to quantify the elements that define a trophy office building. The scorecard supports designers, developers, and clients in evaluating both new and repositioned buildings. The goal is to bring clarity to an otherwise subjective label and provide a consistent, scalable tool for office planning and repositioning. Tested on real-world projects across markets, the tool identified commonalities among top-tier assets and revealed how thoughtful upgrades can elevate Class A buildings into the trophy category. As the office sector repositions itself for the future, this research offers a shared language and an actionable framework for premium space.
