Reimagining Suburban Office Buildings with the DRAFT Framework
What We Did
Across the U.S., aging and underused suburban office buildings pose a challenge — and an opportunity — for communities navigating shifting work patterns, demographic changes, economic pressures, and land use demands. Originally built for car-centric corporate life, these properties often fail to support today’s mixed-use, walkable, and socially vibrant development goals. Many of these properties, while underutilized, are still plentiful, well-located, and structurally sound. These qualities make them strong candidates for reuse.
This research introduces the DRAFT framework: a process developed to assess suburban office assets for redevelopment. By applying this framework to actual sites and aligning it with planning policies, community needs, and private-sector objectives, suburban office reuse can become a more feasible and scalable strategy. DRAFT is not a design solution, but a diagnostic tool, aimed at helping cities and developers prioritize investments, de-risk decision-making, and drive more sustainable reuse outcomes. As demand for suburban reinvention grows, this tool provides a replicable approach to unlocking value in legacy office parks and bringing new life to outdated assets.
