Osram Höfe Complex Repositioning Study

Following Feldberg Capital’s acquisition of the Osram Höfe complex in mid-2024, Gensler led a repositioning study to transform the historic site into a laboratory space of the future. The study aimed to enhance the functionality and performance of the 703,000-square-foot campus while carefully preserving its industrial character and cultural significance.
Set within an area surrounded by renowned life science institutions, Osram Höfe is a highly visible and widely known building in Berlin with a history of innovation dating back to the early 20th century and shaping modern technology. The complex is organised around a series of interconnected courtyards, or Höfe, framed by red-brick industrial buildings — a characteristic of early factory architecture. These outdoor spaces offer significant potential to support a more connected and contemporary campus environment.
Gensler’s study focused on several key areas of opportunity:
- Assessing existing floorplates for their potential to accommodate life science laboratories, research environments, and innovation-led workspaces.
- Exploring landscape and signage strategies as a way to strengthen wayfinding and improve connectivity between the courtyards.
- Including upgraded facilities to support sustainable commuting — such as underground bike parking, showers, and changing areas.
- Reimagining entry sequences and shared amenities to enhance accessibility, streamline user flow, and elevate the overall experience for tenants and visitors.
Together, these proposed strategies aim to position Osram Höfe as a future-ready life sciences destination, striking a balance between adaptability and performance, while preserving its architectural and industrial heritage.
