Grant & Kress Building Renovation

San Antonio, Texas

Gensler is working with a local developer to join two historic buildings and create a vibrant mixed-use office and retail space in the heart of downtown San Antonio. The renovations and improvements will add rooftop terraces, landscaping, and floor-to-ceiling windows on several facades of both buildings. Top floor spaces previously used to house mechanical equipment will be converted into offices, break areas, and programmed outdoor space. The five-story Grant Building was constructed in 1935. It has been vacant since the Children’s Museum that previously occupied it moved to a new location in 2015. New tenants are expected to include a co-working space and tech companies, while street-level retail will come in the form of a food hall. The two buildings will add 100,000 square feet of prime office and retail space to a street that has seen concerted efforts by multiple stakeholders to renovate long-vacant buildings and build density.
