Hilson Moran’s new office — a 13,000 square-foot space set within the historic Hay’s Galleria near London Bridge — redefines the modern workplace as a ‘Living Lab’. Gensler’s concept respects the historic surroundings while creating a new sense of community through a series of thoughtfully designed, flexible spaces. As both a dynamic workplace for Hilson Moran’s employees and a showcase of the firm’s sustainable design and engineering innovation, the Living Lab’s entrance is an immersive exhibition area that features displays of their advanced engineering solutions, sustainable materials, and energy-efficient design. This interactive space strengthens client confidence, attracts new opportunities, and demonstrates Hilson Moran’s commitment to innovation.
Seamlessly blending timeless charm with modern sophistication, exposed brick interiors create a sense of heritage, offset by sleek materials like brushed aluminium, black steel, and warm timber flooring. A vibrant cafeteria overlooking the Thames acts as the heart of the workplace, hosting everything from communal gatherings to wellbeing activities and client events. Adaptable boardrooms with movable walls and a hackable exhibition area cater to dynamic team collaborations, while the library offers an escape for focused work and intimate meetings.
Gender-neutral restrooms, as well as a parent, prayer and multipurpose room, reflect Hilson Moran’s dedication to inclusivity, while biophilic elements — like lush greenery seamlessly integrated into workstations — create a soothing atmosphere. The Oasis Room, a serene retreat designed without screens, contains lounge seating, abundant natural light, and planting — helping employees recharge and find balance.
The project champions sustainability, targeting both BREEAM and WELL certifications. Recycled and reused materials, including cork flooring, reclaimed timber, and raised access floors, significantly reduce the project’s carbon footprint. Open ceilings highlight the firm’s engineering ingenuity, showcasing optimised cabling routes and energy-efficient lighting systems that cut energy consumption. Locally sourced, UK-manufactured materials further reduce transportation emissions, while the potential for surplus desks to be rented to smaller businesses reflects Hilson Moran’s commitment to resource efficiency and fostering community connections.
