146 Nav, originally a single-tenant property that had not been updated in decades, features three levels of office space atop a parking garage with prime access to the River Walk in San Antonio. BH Properties partnered with Gensler to transform the building into a multi-tenant offering and revitalize the site into a multi-use destination. The repositioned office building sits across the historic La Villita district, nearby the Yanaguana Garden, the new Civic Park, and Venue Villita, a public theater with steps leading down to the river. The architecture becomes the brand itself, holding the narrative of 146 Nav within a shimmery and dynamic faceted design that draws attention from afar, with a revamped breezeway that engages the public and draws visitors inside.
The street level of the development will include space for a restaurant, bar, and entertainment. The design also introduces new covered outdoor terraces for these entertainment spaces by peeling back portions of the building's river-facing facade on its first and second levels. A new pocket park plaza near the entrance offers new paving, turf, and lawn areas to welcome pop-up retail and food trucks.
