CHALLENGE
In Bellevue’s competitive office market, the race to attract global tech tenants hinges on creating spaces that offer distinctive amenities and a compelling sense of place. When Gensler’s client acquired Four106, the building’s lobby was uninspired, disconnected, and lacked the energy to make a lasting impression. The project demanded a comprehensive reimagining of the entry experience as a vibrant, amenity-rich environment that supports public engagement while resonating with tenants and the broader community.

SOLUTION
Gensler transformed the lobby into a multi-level experience shaped by the site’s natural grade. Vibrant zones feature curated artwork and layered textures, including charred shou sugi ban wood, exposed concrete, and live-edge marble. A living green wall brings vitality to the space. A street-facing coffee bar engages pedestrians, while flexible seating facilitates interaction. On the upper level, a club-like lounge with a turntable and vinyl collection provides tenants with a relaxed setting for informal gatherings and events.

IMPACT
The redesign delivers a signature lobby experience that elevates Four106’s identity and positions the building as a premier destination in Bellevue’s competitive office market. By weaving together art, nature, and hospitality-driven amenities, the design fulfills city requirements while creating a memorable arrival experience for tenants and visitors. The activated ground plane strengthens community connection and reflects the client’s commitment to innovation and placemaking.
