Metropolitan Square Repositioning

Washington, D.C.

A dynamic reimagining of shared amenity space breathes fresh life and new relevance into a timeless D.C. office, retail, and restaurant location. Previously sitting at more than 20% vacant, owners Boston Properties engaged Gensler to design a top-to-bottom repositioning effort to attract new tenants to the venerated property. The most dramatic and impactful change is seen in the atrium, where a new, elegant experience connects amenities across two stories, filling and unifying the space vertically via a bold stadium stair that leads up to the new fitness center, marketing and spec suites, business center, and conference space. The atrium’s immense scale allows the architectural and interior design features to play off one another to create a spirited and welcoming destination spot for both visitors and tenants.
