Challenge

For sports teams, keeping stadiums and other large event spaces competitive and engaging is an ongoing challenge. These venues must continuously evolve to meet rising fan and player expectations — delivering not just functionality, but memorable experiences that keep audiences engaged and athletes performing at their best. To meet this challenge, the Seattle Mariners partnered with Gensler to elevate T-Mobile Park into a world-class venue for the next era of baseball.

Solution

Gensler collaborated closely with the Mariners’ facilities team to assess infrastructure, prioritize improvements, and elevate the overall experience at T-Mobile Park. The refresh introduced a new material palette, updated lighting, enhanced branding, and refined finishes. This design language extends into adjacent spaces, including the weight room, physical therapy room, offices, GM suite, batting tunnel, and control room. Cashier-less Walk-Off Markets allow fans to bypass traditional checkout lines.

Impact

The cohesive renovation delivers an elevated experience for players, staff, and fans. From clubhouse to concourse, every space celebrates the city’s culture and identity. Walk-Off Markets reduce concession wait times, returning fans to their seats faster. With attendance exceeding 2.5 million in a single season, the upgrades have far-reaching impact. This evolving body of work demonstrates how thoughtful, phased design can keep a major league venue competitive and compelling for years to come.
