The next generation of tenants seeks flexible, amenity‑rich settings that go beyond traditional office programs. To meet tenants’ evolving needs and the demand for creative uses for space, landlords are reimagining hybrid destinations that reflect how people work and gather. In San Francisco, BXP partnered with Gensler to reposition vacant storefronts in Embarcadero Center as a versatile amenity. The challenge: create an engaging shared space that enhances tenant value and contributes to downtown revitalization.

Mosaic transforms two vacant storefronts into a vibrant, hospitality-infused amenity. Designed as a premium indoor-outdoor destination, it offers dynamic settings for quiet focus, casual meetups, and formal gatherings. Guests can explore a range of environments, including cutting-edge conference zones, a sun-soaked atrium lounge with operable partitions, and a landscaped terrace. Mosaic redefines the workplace experience through intentional design that fosters connection, creativity, and comfort.

With monthly event programming, the new space creates a social hub for visitors and guests while encouraging dining and shopping nearby.
