Challenge

Across central London, demand is rising for high-quality, sustainable workplaces while many older office buildings struggle to meet modern ESG and occupier expectations. As hybrid work reshapes office demand, businesses are prioritising flexibility and well-being. Refurbishment and reuse are emerging as critical strategies to upgrade existing assets — reducing embodied carbon and delivering future-ready workplaces without relying on new development.

Solution

Gensler transformed a 20-year-old office building into one of London’s leading sustainable workplaces through a comprehensive Grade A refurbishment. The design retains and enhances the existing structure and façade, elevating both environmental performance and user experience. The existing eight-storey atrium brings daylight deep into the building, while introducing extensive planting, upgraded amenities, and a new mass-timber rooftop pavilion. New fully electric systems and flexible floorplates create a highly adaptable, wellness-led workplace.
