Enrollment growth at the University of Tampa, combined with limited on- and off-campus housing options, has intensified demand for high-quality student residences in a competitive market. At the same time, West Tampa is experiencing renewed investment and a growing focus on walkable, mixed-use living. Meeting this demand required a housing solution that could respond to evolving student expectations while creating long-term value and vitality for both the university community and the surrounding district.
Gensler and Commercial Street Partners delivered a contemporary, hospitality-inspired community that reflects West Tampa’s character while meeting modern student expectations. The design prioritizes larger multi-bedroom units and creates strong visual and physical connections to the university and downtown. The building form optimizes views, supports future retail, and integrates efficient parking and bicycle infrastructure. Generous shared amenities, including a resort-style pool, fitness center, and dedicated study lounges, provide a hospitality-forward living experience that sets the building apart from other student residence communities.
Apella on Newport immediately expanded the supply of quality student housing near the University of Tampa, offering a new model for community-oriented, amenity-rich living. Its unit mix, pedestrian-friendly location, and thoughtful design directly address market trends favoring higher density, walkable lifestyles, and larger shared suites that foster connection. Over the long term, the project delivers a highly marketable asset, combining strong leasing appeal, operational efficiency, and a design that enhances property value while contributing to the neighborhood’s evolving identity.
