Converting office buildings into new types of spaces holds promise, especially for the healthcare industry: it brings care closer to communities while reusing underutilized real estate. Yet transforming such spaces is complex. Outpatient facilities must feel welcoming and intuitive, reducing stress while delivering efficient care. HSS Paramus sought to transform a former office building with low ceilings, an undersized core, and an outdated flow into a state-of-the-art clinic that could support a seamless and supportive patient experience.
Gensler reimagined the office floors to function and feel like a modern healthcare clinic. The team used an open cell ceiling to create the illusion of height while concealing mechanical systems. A centralized layout ensured patients start and end at the same service desk, simplifying wayfinding and reducing strain. The design also incorporated extensive safety measures to support advanced imaging technologies, making the converted space both functional and uplifting for patients and staff.
The transformation yielded a 31,000-square-foot healthcare hub that expands access to leading outpatient care. By repurposing an office building, Gensler set a model for adaptive reuse in healthcare — one that reduces environmental impact while improving community wellbeing. Patients benefit from clear circulation, intuitive navigation, and a calming care environment, while the clinic gains a flexible, future-ready facility designed to support both medical excellence and human comfort.
