The vision for ONE Station Hill, a striking 275,000-square-foot Grade A office building, was to redefine urban living and working in Reading. Gensler helped transform a long-vacant site into a vibrant, connected community, strategically located across from Reading Station — one of the UK’s largest transport hubs. The site offers seamless connectivity to London in just 24 minutes, making it ideal for commuters and locals alike.

Anchoring an £850 million, 2.5 million square foot masterplan, ONE Station Hill is a 17-storey, fully glazed tower that features 15 levels of best-in-class workspaces and a welcoming double-height reception. Blending professional functionality with public engagement and hospitality-inspired amenities, the glass-fronted ground floor acts as Reading’s ‘living room’, with two acres of curated public realm and clear sightlines to the station.

Features such as bike hubs, fitness facilities, and a café help to create a healthy work environment, and flexible, inclusive spaces — including co-working areas, ground-floor retail, and a rooftop terrace — encourage collaboration and connection. A building community app has also been developed to enhance tenant engagement, operational efficiency, and environmental performance.

ONE Station Hill sets a new standard for sustainable urban development with its innovative, all-electric design targeting BREEAM and SKA certifications, an EPC rating of A, and a 5-Star NABERS rating. Using low-carbon materials and adaptable layouts, the design minimises embodied carbon and fit-out waste while supporting circular economy principles. The project nurtures thriving ecosystems with urban greening, including 1.5 acres of landscaped space and a 26.71% biodiversity gain — achievements that exceed BREEAM targets. With water efficiency, EV charging, and vibrant public spaces, ONE Station Hill delivers a future-proof, healthy environment for occupiers and the community.
