Like other U.K. regional hubs poised for growth, Reading is capitalising on its transport infrastructure and proximity to London to attract global businesses and talent. The arrival of the Elizabeth Line has strengthened its position as the commercial capital of the Thames Valley, accelerating demand for high-quality, sustainable workplaces that contribute to vibrant mixed-use environments and serve as catalysts for long-term economic regeneration.

Solution

As the first building in the £850 million Station Hill master plan, ONE Station Hill transforms a long-vacant site into a hospitality-led destination. The 17-storey tower offers Grade A offices with wellness amenities, coworking lounges, a rooftop garden, and ground-floor retail integrated with two acres of landscaped public realm. All-electric and targeting top-tier sustainability ratings, the building embeds circular economy principles and a smart building app to enhance comfort and efficiency.

Impact

ONE Station Hill reclaims a neglected corner of Reading, redefining the town’s arrival experience and boosting commercial confidence. With most of the building pre-let to occupiers like PepsiCo, PwC, and NewFlex, it is driving economic activity, generating millions in local infrastructure contributions, and creating thousands of jobs.
