Challenge

When Pittsburgh’s Civic Arena was demolished in 2012, the Lower Hill District was left with acres of vacant land and stalled momentum. Major urban sites like this carry outsized potential: the right development can generate jobs, attract investment, and connect the community. The challenge was to deliver a catalytic project that would spark economic activity and bring new energy to a neighborhood with a rich history.

Solution

FNB Financial Center is the first high-rise office tower built in the Lower Hill District in four decades. Designed as a modern, multi-tenant workplace, it pairs cutting-edge technology and expansive natural light with hospitality-driven amenities, including a fitness center and private terrace. At ground level, 1.36 acres of new green space create a civic gathering place for tenants, residents, and visitors alike.

Impact

The development establishes a new commercial anchor for Pittsburgh, generating thousands of jobs and significant tax revenue. The city’s leading steel, glass and mechanical contractors were essential contributors on the project, with more than $50 million directed to minority and women-owned businesses during design and construction. By combining economic investment with inclusive partnerships and public space, the project positions the Lower Hill District as a renewed engine of opportunity for the city and region.
