U.S. Department of Defense, Base Realignment and Closure Strategy

Between the federal government’s 2005 Base Realignment and Closure (BRAC) guidelines, anti-terrorism standards, and the upcoming expiration of a significant amount of leased space, the Department of Defense (DoD) needed to reevaluate its more than 8.2 million square feet in 116 leased buildings in the National Capital region. To enable forecasting and provide tools to help the DoD understand the impact of decisions prior to their implementation, Gensler developed real estate porfolio simulation, including a customized database to track, manage and simulate scenarios and their associated financial impact. The simulation integrates multiple information sources and systems, allowing the DoD to manage a wide range of data and stakeholders. Following several years of application, this program has saved DoD an estimated $125 million in rental costs.
